There are three types of bids. 

With an absolute bid, the property is sold that day to the highest bidder regardless of price. Using a minimum bid, the seller announces the price and can reject bids below it. With a reserve bid, the owner sets a secret figure that the auctioneer must get. Reserve bids protect the homeowner from accepting a price below the comfort level. 

To protect our homeowners, Today’s Real Estate & Auction only facilitates reserve bid auctions.

1. Together, we will give you a home evaluation and establish a reserve price for your home.  Your home can not and will not be sold for one penny under the established reserve price.

2. A comprehensive and aggressive marketing plan to bring a residential home auction to your home is put into place.

3. Marketing goes online and our staff receives calls, answers questions and allows for private appointment setting if possible for the buyer to preview the home.

4. Bids are received online and presented to the homeowner.

5. Once the auction is over and we have established a high bidder, the high bidder will give Today’s Real Estate & Auction the pre-determined deposit in certified funds which will be held in a trust account.

The high bidder will sign the purchase agreement to be either accepted or rejected by the seller.  If the seller accepts the high bid, closing will commence within 30 days.  If the seller declines to sign the purchase agreement, the high bid deposit will be immediately returned to the high bidder.
